Your Property Owner Portal gives you secure, view-only access to the financial statements your property manager prepares for you, along with a calendar view of your property.
What is a Property Owner Statement?
A Property Owner Statement is a financial summary that your property manager prepares for each of your properties for a given period. It brings together everything that happened with your property during that period into one document.
Each statement shows:
How much rental income your property generated
The commission your property manager kept
Taxes collected during the period
Expenses your manager paid on behalf of your property
The final amount payable to you
Reservation(s) details, if added by the property manager
Important: Statements are view-only for property owners. If something looks incorrect, contact your property manager directly; they can reopen the period and correct it for you.
How do I get access to the Portal?
You get access once your property manager invites you. The invitation for your property owner role is sent separately from any other iGMS invitations you may have received, including any team member invitation you may already have from the same team.
Your manager sends you an email invitation to join their iGMS team as a property owner
Open the email and click Accept invitation
If you don’t have an iGMS account, you will be prompted to create one.
Once the reservation is accepted or the account is created, you will land in the Property Owner Portal with the sections your manager has made available to you
Note: If you are already part of another iGMS team, whether as a team member or as a property owner for a different manager, your roles across teams remain completely independent. Each team has its own portal, its own permissions, and its own set of statements.
Navigating the Property Owner Portal
When you log in, you will see a navigation menu on the left side of the screen with two sections:
My Statements: Your financial statements are prepared by your property manager
Calendar: a view of reservations on your property
Viewing Your Statements
Click My Statements in the left navigation menu
Use the filters at the top to narrow results by year.
Click any statement in the list to open it
What you will see
Only finalized statements appear here. Your manager's drafts and any work in progress are not visible to you until they have been finalized and published.
If your manager edits a statement after finalizing it, you will be able to only and always see the latest finalized statement.
Understanding Your Statement
Each statement is organized around the following sections:
Rental income: the total revenue from bookings during the period
PM commission: the amount your manager kept for managing your property, including their commission on all applicable fees
Taxes: taxes collected during the period. As the property owner, you are the merchant of record for taxes, meaning they flow through to your side of the statement
Expenses and adjustments: costs your manager paid on behalf of your property, plus any credits applied in your favor
Net to owner: the final amount payable to you for the period, calculated as rental income minus PM commission minus taxes minus expenses plus credits
Reservation details: The property manager can choose whether he adds or emits reservations details in the statement. The details that will be available are guest name, reservation dates, platform type, and nights. As well as the option whether to include reservations with zero balance or not.

Understanding your Calendar
The calendar gives you a view of reservations on your property.
Click Calendar in the left navigation
On the top left side of the calendar, switch between channels such as Airbnb or Booking.com
On the right side, switch between your properties if you have more than one.
Reading the calendar
Click any reservation on the calendar to open the reservation card. From the card, you can see details such as the guest name, reservation dates, and channel.
Managing availability
If the property manager gave you permission to manage the availability by blocking dates or creating reservations, you will be able to do that by clicking on any date cell or selecting a date range and turning the availability toggle ON or OFF.
For creating reservations, you can click on the ‘Book’ button and enter the reservation’s details as shown below:
FAQs
Can I change the numbers in a statement I disagree with? No. Statements are view-only for property owners. Contact your property manager directly, they can reopen the period and make corrections, then re-finalize the statement for you.
I cannot see this month's statement yet. Why? Your manager has not finalized it yet. Statements only become visible to you once your manager finalizes and publishes them.
Who do I contact if something looks wrong? Always contact your property manager first. They are the ones responsible for preparing and finalizing your statements, and only they can reopen a period to make corrections.
Troubleshooting
I did not receive the invitation email. Check your spam or junk folder. If you still do not see it, contact your property manager and ask them to check the invitation status from their end or re-send it.
I can log in but I do not see any statements. Either your manager has not finalized any statements yet, or your invitation is still pending. Check with your manager to confirm your access status.
The numbers look incorrect. Contact your property manager. They can reopen the period, make the correction, and re-finalize the statement.
I cannot find a specific reservation on the calendar. Check the channel switcher on the left and the property switcher on the right to make sure you are viewing the correct source and property.
