Track Airbnb Listing Quality in iGMS

We’ve added new Airbnb quality tracking functionality to help you stay on top of listing performance and quickly identify issues that could impact guest satisfaction. With these updates, you can monitor key quality trends over time, review Airbnb quality status for each listing, and export detailed review data for deeper analysis and reporting.

Airbnb Quality Metrics (Dashboards)

The dashboards include four Airbnb quality metrics:

  1. Average monthly 5-star review performance
    A monthly graph showing 5-star reviews across the year. The green line represents this year and the dotted line represents the previous year, so you can compare performance month by month.

  2. Average 5-star review rate
    Displays the current month’s 5-star review rate, with the previous month’s rate shown for comparison.

  3. Average monthly review score
    A monthly graph showing the average review score for this year, compared against the previous year.

  4. Airbnb overall average review score
    Shows the average review score across all listings for the current month, along with a comparison to the previous month.

Airbnb Quality Status by Listing

To track the quality standing of each listing, go to Reviews → Performance. This section displays the Airbnb quality status per listing, using four possible statuses: Good, Warning, At risk, and Suspended. This view helps you quickly pinpoint which listings may need attention and prioritize improvements.

At the top-right of the screen, you can switch between two widget views by clicking on the tree dots icon: the Reviews widget, which summarizes review activity across all listings, and the Airbnb Quality Status dashboard, which provides a portfolio-wide view of listing statuses. The property list below also shows the quality status for each Airbnb listing, so you can confirm performance at a glance.

Export Detailed Quality Review Data

For a more detailed look, open Reviews → Reviews by guest, filter by the Airbnb platform, and export the data. The export includes overall rating details, category ratings (location, communication, value, check-in, accuracy, and cleanliness), as well as negative tags and the quality standard status. This is helpful for internal reporting, trend analysis, or sharing action items with teams.
